Well Decommissioning & Abandonment in Collingwood
Professional well decommissioning services for Collingwood homes, farms, and businesses.
Collingwood's growth — from a working harbour town to a four-season destination community — has been one of the most dramatic transformations in the region, and that growth shows up in well decommissioning patterns. Older properties on the urban edges that originally drew from private wells are being absorbed into the municipal water network. Subdivision development continues to convert former farmland into residential lots, and severances require old farm wells to be addressed. Real estate transactions, especially on heritage properties along Highway 26 and into the rural fringes, routinely surface unsealed wells. Mighton's Well Services handles all of these scenarios with proper compliance and prompt MECP record filing.

What to Expect for Well Decommissioning in Collingwood
When our team arrives at your property in Collingwood, here's how the process works. Learn more about our full well decommissioning process.
Site Assessment & Records Review
We start by pulling the Ontario Well Record for the property if one exists and reviewing the original construction details. On the site visit, we inspect the well, confirm depth and condition, and identify any obstacles such as a stuck pump, collapsed casing, or hidden access challenges. For old wells without records, we assess construction type in person.
Written Estimate & Scheduling
We provide a written estimate covering pump and equipment removal, sealing materials and labour, surface restoration, and MECP record filing. The estimate is firm unless we encounter unexpected conditions inside the well, in which case we contact you before any additional work. We schedule the work to fit both your timeline and the seasonal conditions at your property.
Pump & Equipment Removal
On work day, our service rig pulls the pump, drop pipe, safety rope, wiring, and any other equipment from the well. We disconnect the pitless adapter, pressure tank, and pressure switch and remove them from the site or set them aside for disposal as you prefer. The well is now ready for sealing.
Sealing & Casing Removal
We seal the well from the bottom up using the appropriate approved material — bentonite chips, bentonite grout, or cement-bentonite grout — placed in lifts to ensure continuous contact with the formation. Once the well is fully sealed to surface, the casing is cut at least one metre below grade and either pulled or capped. The surface is backfilled, graded, and restored.
MECP Record Filing & Documentation
We file the Well Decommissioning Record with the Ministry of the Environment within the regulated timeframe and provide you with a copy for your property file. This documentation is what real estate buyers, lenders, and severance applications will ask for — keep it with your other property records.
Common Well Decommissioning Issues in Collingwood
Subdivision development on former farmland with multiple old wells
New residential subdivisions south and west of Collingwood are being built on former farmland that often had multiple wells — household, barn, and pasture wells from when the property was a working farm. These wells must be decommissioned before lot grading and construction, and the developer typically needs the records for planning approval.
We work with developers on subdivision-scale decommissioning projects, inventorying all wells on the parcel and decommissioning them as a coordinated package. Records are provided in a format suitable for planning department submission.
Properties connecting to Collingwood municipal water with private wells still in place
As municipal water service has been extended into formerly unserviced parts of Collingwood, homeowners who have connected to town water often leave their original private well in place. Reg. 903 requires that well to be decommissioned once it is no longer in use, and the municipality may require proof before issuing the service connection permit.
We coordinate the decommissioning with the municipal connection timing and provide records suitable for the municipal permit file. The work is typically completed in a single day with minimal disruption to the property.
Real estate transactions on heritage Collingwood properties surfacing unknown wells
Older homes in Collingwood proper — particularly along Hurontario, Hume, and the historic core — sometimes have old wells from before municipal service reached the area. These are easily forgotten about under decades of landscaping and renovation, and only surface during pre-purchase inspections or renovation projects.
For transaction-driven decommissioning, we mobilize quickly and prioritize the MECP record filing so the documentation is in hand before closing. Most heritage-property well decommissioning is completed within a few hours.
Decommission Before the Municipal Water Connection
If you are scheduling your Collingwood municipal water connection, talk to us about timing the decommissioning to align with it. Some service connections require proof of decommissioning before the permit is issued, and getting the work done first avoids any delay in your water service activation. The total project — decommission, connect, switch — usually takes a few weeks if planned together.
